Allen, TX – Our Home Base
The soil here is heavy clay, which means foundation movement is common. We see more slab leaks in Allen than anywhere else we serve. If you’ve got cracks in your floors or walls, there’s a good chance your water lines are shifting underground. We locate and repair slab leaks without tearing up your entire foundation.
Allen’s water comes from surface water treated by NTMWD, so it’s relatively soft compared to well water areas. Your water heater won’t fill with sediment as fast as homes in Parker, but you’ll still want it flushed every 2-3 years.
Twin Creeks
Twin Creeks homes were mostly built in the 1990s, which puts them right in the age range where water heaters start failing and galvanized pipes show their age. We’ve replaced dozens of water heaters in this subdivision over the past few years. If your house was built before 2000 and you’ve never replaced the water heater, you’re living on borrowed time.
The golf course means irrigation is everywhere in this neighborhood. We get calls about sprinkler lines damaging main water lines, especially along fairway properties. Tree roots from the course also work their way into sewer lines on homes that back up to the greens.
Chase Oaks
Chase Oaks sits between Allen and Fairview, and most homes here were built in the early 2000s. You’ve got better plumbing than older Allen subdivisions because builders were using PEX by then, but we still see issues with pressure regulators and expansion tanks on water heaters.
This area has larger lots than most of Allen, which means longer pipe runs from the street to your house. When you’ve got 100+ feet of pipe underground, there’s more opportunity for leaks. We’ve located and repaired several main line leaks in Chase Oaks where the leak was 50 feet from the house, under the driveway.
Bethany Lakes
Bethany Lakes homes are split between 1980s builds near the lake and newer construction from the 2000s on the north side. The older homes have the same galvanized pipe problems as downtown Allen. The newer homes have PEX but sometimes cheap fixtures that fail early.
The actual lake creates drainage issues for homes on the south side. We’ve repaired several sump pumps in Bethany Lakes, which isn’t something we see much in other Allen subdivisions. If your house is near the lake and you’ve got a sump pump, check it twice a year. A failed sump pump means a flooded crawl space or basement.
Shadow Lakes
Shadow Lakes is one of Allen’s newer subdivisions, with most homes built after 2010. You’ve got modern plumbing with PEX supply lines and ABS drains. The good news is your pipes should last 30+ years without major problems. The bad news is builders sometimes cut corners on water heater installations.
We’ve replaced several water heaters in Shadow Lakes that were undersized for the home. A 40-gallon tank in a 4-bedroom house with three bathrooms isn’t enough. If you’re running out of hot water during morning showers, you need a bigger tank or a switch to tankless.
The homes here have tall ceilings and complex roof lines, which makes vent stack work more difficult. If you’re getting sewer gas smells inside the house, it’s probably a vent issue, not a drain issue. We can camera your vents to find the problem.
McKinney, TX
McKinney is our second-biggest service area after Allen. The city has exploded with growth over the past 20 years, which means you’ve got everything from 100-year-old homes downtown to brand-new builds in Craig Ranch and Adriatica.
Historic McKinney has cast iron sewer lines that are failing. If your house was built before 1980 and you’ve never had a sewer camera inspection, you should schedule one. We’ve found tree roots, bellied pipes, and complete collapses in McKinney’s older neighborhoods.
Newer areas like Stonebridge Ranch and Craig Ranch have modern plumbing, but we see a lot of builder-grade fixtures that fail within 5-10 years. Cheap faucets, low-quality shut-off valves, and undersized water heaters are common problems in these subdivisions.
McKinney’s water comes from the same system as Allen, so you don’t have the hard water problems that well water areas deal with. Your water heater will last longer here than in rural Collin County.
Fairview, TX
Fairview is a mix of suburban neighborhoods and rural acreage properties. The subdivisions like Heritage Ranch have city water and sewer, but many properties in Fairview are on well and septic systems. We work on both.
Well water in Fairview is hard, which means your water heater fills with sediment faster than city water homes. You need to flush your tank every year, not every 2-3 years. If you don’t, sediment buildup will crack your tank within 5-7 years instead of the normal 10-12.
Septic systems require different plumbing considerations. You can’t use a garbage disposal with most septic systems, and you need to be careful about what goes down your drains. We can inspect your septic plumbing and make recommendations to extend your system’s life.
Fairview properties often have outbuildings, shops, and barns that need plumbing. We’ve run water and gas lines to detached garages, guest houses, and pool houses all over Fairview.
Parker, TX
Parker is rural Collin County with large acreage properties and some of the most interesting plumbing work we do. Most homes here are on well water and septic systems, which requires specialized knowledge that suburban plumbers don’t have.
Well pumps fail. We can diagnose pump problems, replace pressure tanks, and repair well piping. If you’re losing water pressure or your pump is running constantly, you’ve got a problem that needs attention before the pump burns out completely.
Septic systems in Parker deal with heavy clay soil that doesn’t drain well. Your drain field might need help, especially after heavy rains. We can inspect your septic plumbing and identify problems before you’re dealing with sewage backup in your house.
Properties here often have livestock, which means stock tanks, hydrants, and outdoor plumbing that suburban homes don’t need. We’ve plumbed barns, stables, and agricultural buildings all over Parker.
Lucas, TX
Lucas is estate properties, horse farms, and luxury homes on 1-5 acre lots. Like Parker, most homes here are on well and septic, but the properties are more upscale with more complex plumbing systems.
We’ve installed and serviced whole-home water treatment systems, irrigation systems for horse arenas, and plumbing for detached casitas and guest houses. Lucas properties often have outdoor kitchens with full plumbing, multiple water heaters, and extensive gas line networks for generators and pool heaters.
Well water here needs treatment in most homes. Iron and sulfur are common issues that make your water smell and stain your fixtures. We can install treatment systems that fix these problems.
Horse properties need specialized plumbing for barns and wash racks. We’ve plumbed dozens of stables in Lucas with hot and cold water, frost-free hydrants, and drainage systems that handle the volume these facilities need.
